Closing Day: Welcome Home
Congratulations! You’re almost there—closing day is just around the corner. As you prepare to finalize the purchase of your new home, here are a few important details to consider:
- Final Walk-Through Inspection: Shortly before or on the day of closing, we will conduct a final walk-through inspection of the property. This is a formality to ensure that everything is in working order and as you last viewed it. We’ll verify that no extra items are left behind and that all the agreed-upon inclusions are still present.
- Home Services and Utilities: We will provide you with a list of useful numbers to activate home services and utilities after the closing. This will help you seamlessly transition into your new home.
- Be Prepared: At this stage, unexpected issues may arise, but there’s no need to worry. Should any glitches occur, we are here to assist you. We have experience handling such situations efficiently and stress-free. Just reach out to us, and we’ll take care of it.
- Closing: During the closing, the attorney or closing agent will provide all parties involved with a settlement statement. This statement summarizes the financial transactions that have taken place throughout the process. You, the seller(s), and the closing agent will sign this statement, certifying its accuracy. If you are financing your home, you will need to sign the relevant documents required by the lending institution. If attending the scheduled closing is not possible, alternative arrangements can be made with sufficient notice. If you need to bring funds to the transaction, you can choose to either wire the funds electronically into the closing agent’s escrow account or bring a certified bank check in the specified amount on the settlement statement. The seller will provide you with all property keys and any other important information during the closing.
